Avonlea Estates at North Park (commonly referred to as “Avonlea”) is a family-oriented community in the Pittsburgh, Pennsylvania North suburban municipality of Pine Township. There are beautiful houses situated on nice sized lots. The trees and the landscaping are mature and beautiful. There are sidewalks throughout the neighborhood. The neighborhood has easy access to shopping districts, major highways, and to the City of Pittsburgh. 

 

 

About The Area

Many locals refer to the general area around Avonlea as “Gibsonia.” Gibsonia is neither a municipality, nor is it a town. Instead, it is a post office – 15044. Gibsonia encompasses parts of Northern Allegheny County, including the Avonlea neighborhood, as well as small portion of Southwestern Butler County. 

Avonlea  is located just 14 miles north of downtown Pittsburgh, PA. Besides being a hub for regional business activity, downtown Pittsburgh provides opportunities to take in a football, hockey or baseball game; boat the three rivers; ride the incline to Mount Washington. Or, check out the Three Rivers Arts Festival; the Pittsburgh Regatta; and attend an event at the David Lawrence Convention Center.

Avonlea Estates is located just 6.5 miles away from Ross Park Mall. Ross Park Mall, a Simon Property, has become the premier shopping destination in Southwestern Pennsylvania. It is anchored by Nordstrom, Macy’s and Sears. It also has upscale boutiques like Tory Burch, Louis Vuitton and Burberry.

Avonlea Esates is located just 1.5 miles away from North Park, a beautiful 3075 acre Allegheny County park that is an attraction for nature lovers and sport enthusiasts. 

Neighborhood Specifics

Avonlea Estates sits on the original homestead of the Orr Family.  In 1988 the developer, Four Star Development Corporation purchased the 56.898 acres of property from the Orrs.  The development was to be known as the Orr Property PRD when conditional approval was granted in 1989.  Although the name had been registered, it subsequently underwent a number of revisions including Enclave at North Park, Borgata at North Park, Avonlea Heights at North Park until finally being established as Avonlea Estates at North Park.  Home construction began as early as 1990. The developer thereafter donated three parcels of Phase 2 to Pine Township where a fire hall was constructed, egressing directly onto Babcock Boulevard.  Formal Homeowner Associations exist in Phases 1 and 3, but not in Phase 2.

This three-phase housing plan features custom-built homes with lot sizes ranging from 0.403 up to 1.920 acres.  The homes throughout the plan have very diverse architectural characteristics. 

Phase 1 contains 20 homes and is accessible from Tierra Vista Drive.  From Tierra Vista Drive, you can access two cul-de-sacs: Avonlea Court and Saint James Court.  

Phase 2 is not contiguous to Avonlea Estates Phase 1. Babcock Boulevard intersects the two phases. Phase 2 consists of the lone cul-de-sac called Snowberry Lane. Snowberry Lane currently has 15 homes, with 3 available lots that are available for construction.  

Phase 3 is the most recently developed Phase and consists of 49 homes located on Ivy Drive, Mrytle Court cul-de-sac, and on Tierra Vista Drive.   Phase 3 features three small parks and a lake. It was laid-out so that it merges with Avonlea Estates Phase 1 and also connects to neighboring Pine Timbers Plan. 

 

Schools

Children from Avonlea may attend public school in the Pine-Richland School District. The neighborhood is located only 1.5 miles from the Pine-Richland middle school/high school campus. Pine-Richland schools are among the most highly praised school districts in Greater Pittsburgh. The High School has over 1500 students, is known for its excellent teachers and small class sizes. 70% of the student population are registered as AP course students.  In 2016, US News & World Report ranked the Pine-Richland School District in the top ten in Pennsylvania.    

There are still vacant building lots available for sale throughout the plan.
