resources.”

Jeanne’s focus is on Corporate Relocation. Her strong human resources background makes Jeanne particularly

How To Choose A REALTOR(R) Pt. 2

May 20th, 2007

I think we all agree that top agents have strong negotiating skills. Using this criteria, here’s a good way to choose a REALTOR(R).

Most consumers don’t know that real estate agents have widely divergent incomes. Some real estate brokers provide higher producing agents a higher commission split compared to lower producing agents. (This is somewhat progressive.) Some real estate brokers refuse to negotiate commission splits and maintain their entire sales force at a roughly 50-50 split. (This is totally old-fashioned.) Some real estate brokers provide all their agents with splits that are heads-and-shoulders higher than most splits at the "somewhat progressive" companies and light years higher than the "old fashioned" companies. (This is the future.)

So ask yourself the following questions: "do you really want to work with an agent who has failed to negotiate a high commission split for herself?" Let’s face it, if an agent hasn’t negotiated the best possible deal for herself, how effectively is she going to negotiate for you?

Howard Hanna Agents: Want A 50% Raise?

April 14th, 2007

If you are an experienced, talented, qualified Howard Hanna agent in Pittsburgh, PA, we’ve got a spot on our team for you.

First let’s do the math:

You’re a $3M producer and you make 3% per transaction side. That’s $90,000 in total commissions, which you split 50/50 with Hanna. Your share is $45,000.

The lowest Achieve split is 80/20. So your share at Achieve is $72,000. Work from home and your share is $76,500. That’s a 44% and 53% increase, respectively.

Here’s another example:

You’re a $5M producer and you make 3% per transaction side. That’s $150,000 in total commissions, which you split 50/50 with Hanna. Your share is 75,000.

Your share at Achieve is $120,000 or $127,500, depending on whether you work from home or office. That’s a 60% and 70% increase, respectively.

Most professionals are lucky if their employer give them a 5% annual raise.

You’re manger will tell you that our splits are impossible. First, our splits are just as possible as it is possible that your current broker used your split to "merge" with a 1000 agent/36 office company. Tell me, how did that merger increase your listing/sales volume?

Your manager will tell you that we must have hidden fees. Achieve Realty has no fees. Zero. We don’t even charge our clients an Administrative fee.

As I explained earlier, if you are a $3M producer, your Achieve raise is $27,000. How does this translate?
In the 2005-2006 school year, the average total tuition, fee, room, and board charges at private four-year colleges and universities was $30,367. (Source.)

So what are you waiting for? Submit your resume to me. Your submission will be held in the strictest confidence. Why do we request your resume? Because we don’t hire everybody that comes through the door. We’re selective!

We (Still) Don’t Hire Rookies

April 14th, 2007

Our agents average 12+ years in the business.

Even our competitors whose franchisor instructs them not to hire newbies now hangs signs stating "Now Hiring - Free Training."

So consumers can rest assured they’re getting a seasoned professional when they call our office.
