Sales Associate Bill of Rights

Sunday, October 14th, 2007
  1. Commission split for experienced agents should be nowhere near 50/50.
  2. Broker should not charge a referral fee for leads.
  3. Agents should not be forced to steer clients to ancillary mortgage/title/insurance companies.
  4. Agents should be allowed to put their names and cell phone numbers on their sign panels.
  5. Brokers should be prohibited from paying agents a lump sum of cash in exchange for an "employment contract."
  6. Fee schedules should be fixed for one year (that’s why they call it a "guarantee").
  7. Agents should not have to compete with their broker/owner.
  8. MLS should allow IDX on agent websites.
  9. MLS should prohibit brokers who do not have a listing agent "on the ground" serving customers locally.
  10. MLS should actively and regularly inform it’s members of the "state of the market."
  11. MLS should be controlled by agents, not brokers.
  12. Administrative or other transaction fees should be banned.
  13. Agents should be free to take listings with them when they leave a brokerage and go to another brokerage.

Howard Hanna Agents: Want A 50% Raise?

Saturday, April 14th, 2007

If you are an experienced, talented, qualified Howard Hanna agent in Pittsburgh, PA, we’ve got a spot on our team for you.

First let’s do the math:

You’re a $3M producer and you make 3% per transaction side. That’s $90,000 in total commissions, which you split 50/50 with Hanna. Your share is $45,000.

The lowest Achieve split is 80/20. So your share at Achieve is $72,000. Work from home and your share is $76,500. That’s a 44% and 53% increase, respectively.

Here’s another example:

You’re a $5M producer and you make 3% per transaction side. That’s $150,000 in total commissions, which you split 50/50 with Hanna. Your share is 75,000.

Your share at Achieve is $120,000 or $127,500, depending on whether you work from home or office. That’s a 60% and 70% increase, respectively.

Most professionals are lucky if their employer give them a 5% annual raise.

You’re manger will tell you that our splits are impossible. First, our splits are just as possible as it is possible that your current broker used your split to "merge" with a 1000 agent/36 office company. Tell me, how did that merger increase your listing/sales volume?

Your manager will tell you that we must have hidden fees. Achieve Realty has no fees. Zero. We don’t even charge our clients an Administrative fee.

As I explained earlier, if you are a $3M producer, your Achieve raise is $27,000. How does this translate?
In the 2005-2006 school year, the average total tuition, fee, room, and board charges at private four-year colleges and universities was $30,367. (Source.)

So what are you waiting for? Submit your resume to me. Your submission will be held in the strictest confidence. Why do we request your resume? Because we don’t hire everybody that comes through the door. We’re selective!

An Open Letter To Successful Realtors(R)

Thursday, December 2nd, 2004

Dear Successful Realtor®:

You are a successful Realtor® and are well-respected by your peers. Can you say the same about everybody else in your office roster? If not, then you deserve to make more money practicing real estate than you currently make. Lots more.

Achieve Realty is unlike any real estate brokerage you’ve ever seen. You’ve heard of low-risk/low-commission concepts. You’ve heard of high-risk/high-commission concepts. But have you heard of low-risk/high-commission concepts? No. That’s because no one runs their brokerage that way . . . except us.

What gives? How can this be? We are the real estate brokerage of the future. We can provide you all of the care, guidance and leadership that your current broker provides, but we don’t have the overhead. You will never see our company open a mega-office. Brick and mortar translates into low commissions for Realtors®.

We are not a franchise which means we don’t believe in national advertising. Can you say that your company’s national advertising campaign ever resulted in a closed transaction for yourself? (And if it did, what kind of referral fee did you have to pay your broker?) We say that you – the individual Realtor® - are the brand. Think about the top performing Realtors® in your market and the brands they’ve created for themselves. Instead of keeping commission dollars to promote the company, we’ll give you the commission dollars to promote yourself.

Achieve Telephones Utilize Toshiba “Follow Me” Technology

Friday, October 15th, 2004

As a leader in telecommunications technology, Toshiba Digital Solutions designs and manufactures America’s highest quality business communications solutions. Achieve Realty is proud to utilize Toshiba telephones and voice-mail systems.

Lawton Stokes states, “Toshiba is used at the majority of real estate brokerages in Pittsburgh. The time our new recruits will need to adjust to our telephone system will be minimal.”

Toshiba telephone systems enable inbound callers to reach the sales associates no matter where they are. Once a caller reaches the voice-mailbox for an individual Realtor®, by pressing “1,” the telephone system automatically connects the live call to Achieve staff.

If sales associates are going to be on an appointment, they may opt to have the phone system immediately notify them when new messages are left in their voice mailbox. This ensures the finest personal service for our clients.
